I get asked almost everyday about Avenues Phase III opening date, actually I’m sort of asking myself the same question but so far all I can do is try to conclude based on the available information. I was informed before that The Cheesecake Factory will probably open on the 30th of October, also Zain has announced that their Avenues branch will open on the 31st, so my best guess so far is that the tentative opening date is 31st October. My sources has also confirmed the same date, but like I said this is the planned date so it may be postponed to a later date.
Now speaking of Phase III, I’m not sure if it’s going to open completely or section-by-section, though I heard that with opening of Phase III The Avenues will become the biggest mall in the Middle East, what’s even more interesting is that I heard there’s Phase IV & Phase V coming up after Phase III is completed.

There will be more phases; a IV and V due to open around the same time by 2015, if I’m not mistaken. There was supposed to be a luxury hotel as part of the development, but it was denied by the planning authorities since the Al-Rai area is zoned as industrial/retail. Shame, really – a good hotel would have been a great destination spot for the Avenues and would have significantly cleaned up the area. The original plans were to also include office and showroom space and a theater but all of them have since been pushed aside to make space for – wait for it – MORE SHOPS. When all phases are complete, the Avenues is planned to have more leasable floor space than the Dubai Mall.
Thanks Khalid for the information, glad there will be more phases coming up. I remember I heard they included a mosque and hotel in their original blueprint/plans but they both got cancelled, having a hotel like you said would have been a great idea. Personally I would rather if they stick to having a theater since malls in Kuwait are not merely for shopping these days, people use them for social gatherings and other activities.
So countdown has started, can’t wait
Phase 4 to be completed by 2015 mid/end.
Total Area:
Phase 1 & 2: 166697 Sq Mt (Combined) / No of Stores 426
Phase 3: 95000 Sq Mt / No of Stores 450 – Opening planned for Oct 27th – might change by a day or two
Phase 4: 110200 Sq Mt / No of stores undecided
Heard Alshaya paid almost near to a half a billion $’s for cheescake factory franchisee. Gonna have ard 450 to 500 seat pax in Kuwait and the one in Dubai(also by Alshaya) ard 600 seat pax. Only Alshaya has the Int franchise for CKF till now.
The design for phase III includes 6 defined districts each with its own unique character.
These are: The Prestige (will have really High End brands), The Grand Avenue (inspired by Champs Elysee), The Mall(extension to other phases), SOKU (Concept from NY’s Bohemian Soho district), The Souk (Traditional Kuwaiti Souq) and the Bazaar (inspired by the grand bazaar in Istanbul).
Looking forward to it!
Say cheese! :-)
WoW cheeese
Thanks buddy for the invaluable info
